Possible Walmart Supercenter Puts Greenspoint Village Development in Spotlight
A major development planned for the northwest side of Seguin is drawing new attention after the possibility of a second Walmart Supercenter was unexpectedly revealed during a recent City Council meeting.
The proposed Greenspoint Village development is located along State Highway 46 North, just south of the Greenspoint Heights subdivision. What had previously been envisioned largely as a residential project is now moving toward a much larger mixed-use development that could include commercial, multifamily and single-family uses.
During the August 4 City Council meeting, James McKnight of Ortiz McKnight told councilmembers that Walmart is considering a 34-acre tract within the project for a possible Supercenter.
The disclosure was significant enough that City Council postponed action on the development’s General Land Use Plan while allowing the related Planned Unit Development zoning request to move forward on first reading.
34-Acre Site for a Major Retailer
City development documents show Greenspoint Village includes a 34-acre commercial area that appears to match the property described during the council discussion.
The developer’s plans also reference a “large retail anchor tenant” and contain specific provisions for a “main big box retailer,” including parking and fulfillment operations.
While those details appear consistent with the type of operation Walmart develops today, the city documents reviewed by Better Seguin do not specifically identify Walmart by name.
At this point, there has also been no public announcement from Walmart confirming that a store will be built at the site.
That means the project should still be viewed as a serious possibility rather than a completed deal.
Greenspoint Village Has Changed Significantly
The potential Walmart is only part of the larger story.
Earlier development plans showed Greenspoint Village as a predominantly residential subdivision with hundreds of new homes. The latest proposal encompasses roughly 179 acres and introduces a much larger commercial component.
In addition to the 34-acre area being considered for the major retailer, the development includes additional commercial property along State Highway 46.
If the project moves forward as proposed, this portion of SH 46 could eventually become a significant new retail and residential center on Seguin’s northwest side.
That could bring new shopping opportunities and additional sales-tax revenue to the city, but it also raises questions about traffic, road capacity, access points and the impact on surrounding neighborhoods.
State Highway 46 is already one of Seguin’s major growth corridors, with substantial residential development continuing north toward New Braunfels.
Council Will Consider the Project Again
The Greenspoint Village General Land Use Plan and related zoning are expected to return to City Council.
Before reaching council, the Seguin Planning and Zoning Commission recommended approval of the General Land Use Plan.
City Council’s decision to delay the land-use portion following the Walmart disclosure gives councilmembers additional time to consider how the potential large retailer could affect the overall development.
For now, Walmart has not publicly announced a new Seguin location, and no publicly available city document reviewed by Better Seguin confirms that the company has purchased the property or committed to construction.
Still, the combination of a 34-acre commercial tract, plans for a large big-box retailer and the developer’s comments before City Council indicate that the possibility deserves serious attention.
Better Seguin will continue watching the Greenspoint Village proposal as it moves through the city approval process and as additional information about the possible Walmart location becomes available.
