A planned industrial development at North Heideke Street and Freeport Way could give businesses more room to establish or expand operations in Seguin.
Seguin Commerce Park, a Partners Development project, encompasses approximately 20 acres. The developer describes a multiphase development with room for roughly 234,000 square feet of industrial buildings.
State construction records provide a closer look at two of those buildings. Registered under the names “Heideke Commerce Center Building 1” and “Heideke Commerce Center Building 2,” the projects are located at 1781 and 1775 North Heideke Street.
Each filing describes a 40,141-square-foot, single-story metal building with office space and an estimated construction cost of $4.2 million. Together, they represent 80,282 square feet and $8.4 million in estimated construction costs. Those figures cover the two registered buildings, rather than the entire industrial park.
Both records identify PDC Seguin Commerce Park Ltd. as the owner and Method Architecture as the design firm. The filings describe privately funded construction on private land. Neither record identifies a tenant.
For residents, the development raises a practical question: What businesses will ultimately occupy the space, and what opportunities will they bring?
Additional industrial space could accommodate employers and businesses serving the region. However, the records reviewed do not establish how many permanent jobs these two buildings would support, what those positions would pay, or which companies would move in. Those details will matter when assessing the project’s benefits for Seguin.
The state filings also illustrate how residents can learn about development before buildings open. Texas’s Architectural Barriers project database publishes information including project locations, estimated costs, building sizes and anticipated construction schedules.
Both buildings show accessibility review as complete. That status concerns the state accessibility process; it does not establish that construction is finished or that a business is ready to open. The filings list an estimated completion date of May 1, 2028, which should be checked against subsequent developer announcements.
As this project advances, residents should look for tenant announcements, confirmed construction milestones and clearer information about employment opportunities. Those developments will help show how the investment translates into lasting benefits for the community.
